In the days of no home computers. Ten classes short of a Bachelors' and a meaningless passing grade on my LSAT, no cash, no time on any job and no credit history; twenty-two (22) and recently married to my first divorce, I started buying houses in the 1980's. Circumstances made me look toward abandoned houses that I bought, fixed and sold to make ends meet. Four (4) years gone into this lifestyle and my daughter (four years old) said to me "dad. Why do we always look for broken houses? We have a good one now" (True statement). The kids were well known at 'Builders' Square' (now Home Depot) and at the County Recorders Office. How could I explain to her and her three (3) year old brother that temporary work and/or part-time work, was not easy to find or enough to pay bills.
I looked for houses with tall grass, peeling paint, damaged roof, no electric meter, no blinds, broken windows, newspapers on the grass, no mailbox, no heating and cooling, no plumbing, no doors, no kitchen cabinets, with or without asbestos, with or without lead present in the paint; you get the picture. I just wanted a house. A roof over my wife and two kids. I always had an idea of what the house would sell for minus the cost of repairs, minus the cost of the hours it would take me to fix it up. By the day of closing the purchase I had already calculated the sale price after the improvements. I never bought a house where I did not recoup the purchase price, the hours I worked and the cost of materials.
Cheap houses with a lot of potential and less competition for the purchase were abandoned houses and/or buying the debt of a HUD or VA homeowner; nowadays, you cannot buy a homeowner's debt from a HUD or VA home like you could in the 20th century and assume their house payment; too many abused the concept with mortgage wrapping, selling the wrap mortgage in the secondary mortgage market, and the wraps falling into foreclosure. Abandoned property is still '24k GOLD'.
Nowadays government foreclosures from HUD (Housing and Urban Development), VA (Veterans Administration) and USDA (Department of Agriculture) are usually cheap homes for sale with equity potential; but not debt assumable. Same with Fannie Mae and/or Freddie Mac easy to find online, without having to drive from neighborhood to neighborhood or look into Craigslist and or Realtor.com.
To get a list of HUD, VA, Agriculture, Fannie Mae and Freddie Mac homes, you just have to visit their websites to get the information. HUD, VA, Agriculture, FannieMae and Freddie Mac homes are properties that need a lot of repairs, they are not new (I love them), but the price at which they are offered is much less than what they would be if they did not need repairs. You must pay cash for the purchase of properties from HUD (Housing and Urban Development), VA (Veterans Administration), USDA (Department of Agriculture), FannieMae and Freddie Mac; Don't worry their are ways available to borrow money to buy and fix. Visit the websites on the Internet for a list of properties. Put the State where you want to search property in the menu. Note if you put the name of a town or how many bedrooms or etc.etc. your search results will be fewer if any.
