Without a computer and with very
little money I bought my first house in 1981. In the 1980's I worked at looking
for abandoned houses and later worked on buying debt on homes that needed
repairs. I had no credit and no permanent job. It was very difficult to find
seasonal work and if I did find it it was low-paying and part-time never enough
to qualify for a 30-year loan.
Almost always, the worst and ugliest house had the most equity. Most of the
cheap houses I bought were abandoned houses and or houses where
one could buy out the owner's mortgage debt by paying them their equity in cash.
Nowadays, it's not possible to buy a homeowner's debt without qualifying for
the loan; it used be one could buy the debt fix the home and resell the debt
gaining all cost and some gain; not to mention I had a roof over my head.
At the present time HUD (Housing and Urban Development), VA (Veterans Administration), and USDA (Department of Agriculture) foreclosed properties are generally very promising. FannieMae and/or Freddie Mac properties are also readily available. Foreclosed homes, these days, they're easy to find online. When I started buying houses in 1981 no one told me or showed me how to find and buy with or without credit with or without time on the job. My interest is that people who need a cheap house to make a home have the tools that I did not have and that they help others be empowered.
