Cheap Houses For Sale in United States

Lots of cheap houses in the United States to buy and House listings are FREE! Getting a list IS NOT A MYSTERY and it doesn't cost any money. HUD (Housing and Urban Development), VA (Veteran's Administration), USDA (Department of Agriculture), Fannie Mae and Freddie Mac own cheap property and home listings are easy to obtain. Registering on the website or provide personal information to get a list of homes is optional.

Properties from HUD, VA, Agriculture, Fannie Mae and Freddie Mac need repairs. The homes are not new, but the price at which they are offered is much less than it would be if they did not need revamped. The homes for sale are properties that an institution owns as a result of foreclosure to a borrower. The purchase price of the properties must be paid in cash and some can be financed thru special rehab programs that allow purchasing and financing the cost of repairs.

Visit and follow the URLs' for HUD, FannieMae, FreddieMac, VRM and USDA real estate owned homes. In the menu window write the STATE where you want to search and DO NOT detail a city or any specifics you are looking for in a house; doing so limits the search results.

HUD (Housing and Urban Development) foreclosed.

https://www.hudhomestore.gov/

HUD properties are foreclosed homes that were secured by loans from the Federal Housing Administration. Homes are sold exclusively through an online bidding process. Any buyer who has the funds or can qualify for a loan is eligible to purchase a HUD home. HUD homes are first offered to owner-occupant buyers, that is, buyers who plan to make these homes their primary residence. The purchase of a HUD home cannot be dependent on the sale or liquidation of another property. There are no exceptions to this policy. HUD requires that all offers be made through HUD-approved real estate agents; The real estate agent making the offer on your behalf does not necessarily have to be the listing agent. For a HUD approved real estate agent go to https://www.hudhomestore.gov/brokersearch   and select the zip code where you need a HUD approved real estate agent.

HUD pays the real estate taxes and special assessments that were liens on the property (see: https://www.hud.gov/sites/documents/43105C5HSGH.PDF ) Additionally, on line 5 of the HUD Sales Contract, you can request up to 3% of the offer amount for closing costs.

Once your offer is accepted, you must send the original sales contract within the first 48 hours and the security deposit within the first 72 hours; You must specify the type of financing you will use, whether you will pay cash, and who will be on the loan. Homes that are considered insurable can be financed with FHA loans, and those that require some repair can be purchased with FHA 203(k) rehab mortgages (Uninsurable homes generally require extensive repairs and must be purchased with conventional loans or in cash).

The Vendée™ Loan Program.

With the Vendée™ Loan Program, borrowers receive a competitive rate that can save thousands of dollars compared to a standard mortgage. The benefits of the Vendee™ loan program:

1. Little to no down payment for borrowers and owner-occupant investors
2. No mortgage insurance requirements
3. Origination and financing fees may be included in the loan for qualified borrowers
